This Agreement is personal to the Lodger, is not assignable, and will terminate automatically without any notice if the Lodger ceases to reside at the Property or at any time more than two of the Payments are due and unpaid.
The Lodger will:
Only in conjunction with the occupation of the Room be allowed to share with the other occupiers of the Property the use and facilities of the Shared Areas of the Property.
Pay the Payment at the times and in the manner set out on the first page of this Agreement.
Keep the interior of the Room in a good and clean state and condition and do not damage or injure the property or any part of it.
Yield up the Room at the end of the Term in the same clean state and condition it was in at the beginning of the Term.
Maintain the Room and keep it in good and clean condition all of the listed in the Inventory if any.
Not to invite any guests to the house.
Not to make any alternation or addition to the Room or attach any fixtures or fittings of any kind to any part of the Room. Not to fix anything to any part of the Room using glue, sellotape or blue tac, or their equivalents.
Not do or omit to do anything on or at the Property which may be or become a nuisance or annoyance to the Householder or any other occupiers of the Property or sharers or occupiers of adjoining or nearby premises or which may in any way prejudice the insurance of the Property or increase the insurance premium payable by the Householder.
Not to keep any pet or any animal at the Property.
Do not use or occupy the Room in any way other than as a private residence.
Not to let or purport to let or share any Room at the Property or take in any lodger or paying guest or, without the consent of the Householder (not to be unreasonably withheld) to permit any person to sleep or stay at the Property.
Provide the Householder with a forwarding address when the Agreement comes to an end and remove all rubbish and all personal items (including the Lodger’s own furniture and equipment) from the Property before leaving
Do not smoke or allow any third party to smoke in any part of the building.
Clean the kitchen and bathroom after use. The Householder will call out a professional cleaning company at their discretion if the property is not maintained to the required standards of cleanliness. You will bear the cleaning costs.
In the event of destruction to the Property or of damage to it which shall make the same or a substantial portion of the same uninhabitable, the Lodger shall be relieved from making the Payment by an amount proportionate to the extent to which the Lodger’s ability to live in the Property is thereby prevented, save where the destruction or damage has been caused by any act or default by the Lodger or where the Householder’s insurance cover has been adversely affected by any act omission on the part of Lodger.
To enable the Lodger to comply with clause 4 above, the Householder will upon request provide to the Lodger a copy of his insurance policy (if any) or an extract of the relevant terms.
The Lodger shall not have exclusive possession of the Room and the identity of any other occupiers of the Property shall be at the absolute discretion of the Household.
All Flatmates agree to act reasonably in their dealings with each other and to refrain from any behaviour, action or inaction that they know, or reasonably ought to know, will interfere with the other Flatmates' quiet enjoyment. All Flatmates agree to discuss concerns frankly and on time and to refrain from emotional outbursts. Should negotiation become necessary, all Flatmates agree to negotiate in good faith. All Flatmates agree to respect each others' property, privacy and sleep schedules and to comply with all reasonable requests wherever possible.
A dedicated cupboard for storage will be provided. Please ensure that you are not using your flatmate's storage or personal cutlery.
Food is to be consumed in the Kitchen.
Alcohol or pork consumption is not permissible within the Property.
The use of the following appliances is permissible - hob, extractor, dishwasher, washing machine microwave and air fryer.
The use of the following appliances is NOT permissible - built-in oven.
The dishwasher and washing machine are to be used sensibly and in the best interest to reduce energy costs and at the same to minimise wear and tear.
Washed clothes need to dry on the supplied clothes airer. Wet clothes should not be dried on the radiator.
Please ensure you are using the designated bathroom.
After a bath or shower, ensure the facilities are cleaned and sprayed with shower cleaner to prevent mould from forming.
